Project Overview
Villas @ Guntur is a large-format premium residential villa community developed by Lotus Infra Developers, located within the Guntur–Amaravati growth corridor. Spanning 26 acres, the project comprises 250 villas planned as a township-scale residential environment with strong spatial hierarchy and integrated community infrastructure.
Design Intent
The design intent was to create a premium villa community that balances scale with livability. Emphasis was placed on structured internal road networks, clear zoning, and villa typology variations to support diverse lifestyle requirements within a cohesive master plan.
Planning & Spatial Strategy
The master planning strategy focuses on spatial hierarchy and landscape integration. Internal streets, open spaces, and amenity zones are organized to ensure clarity of movement, visual continuity, and a well-defined residential character across the township.
Architectural Expression
The villas adopt a contemporary architectural language with clean massing, balanced proportions, and controlled elevation treatments. Architectural consistency is maintained while allowing typological variation to enhance visual interest and individuality.

As Principal Architect, VAA Architects led the master planning, architectural design, and coordination to ensure design coherence, functional efficiency, and high-quality execution throughout the development.
